Design Process
Overview
In the world of architecture, collaboration is key. At Orendi Architects, we believe that the best designs come from a blend of ideas, perspectives, and expertise. Our approach to both commercial and residential projects emphasizes teamwork, creativity, and a deep understanding of our clients' needs. Please scroll through the "Design Process" for a better understanding of how we create spaces that are not only functional but also inspiring.
Existing Conditions
If your project involves the renovation or expansion of an existing building, we will begin by field measuring and documenting all relevant information to enable us to generate Existing Condition drawings.
Pre-Design
The first step in our design process is understanding the client's vision. We start with an in-depth questionnaire and consultation to discuss their goals, preferences, and any specific requirements they may have. This conversation is crucial, as it sets the foundation for the entire project.
During this phase, we encourage clients to share their ideas, inspirations, and even concerns. We ask questions like:
-
What is the primary function of the space?
-
Are there any specific styles or materials you prefer?
-
What is your budget and timeline?
By gathering this information, we can tailor our approach to meet their expectations.
Schematic Design - Research and Inspiration
Once we have a clear understanding of the client's needs, we move on to research and inspiration. Our team explores various design styles, materials, and technologies that align with the client's vision. We look at current trends, historical references, and innovative solutions that can enhance the project.
This phase often involves:
-
Visiting or reviewing similar projects for inspiration
-
Reviewing design images and online resource
-
Preliminary zoning and building code review
-
Collaborating with other professionals, such as engineers and landscape architects
By immersing ourselves in the design world, we can bring fresh ideas to the table.
Schematic Design - Concept Development
With a wealth of inspiration at our disposal, we begin developing initial concepts. This stage is where creativity truly shines. Our architects sketch out ideas, curate inspirational images, and develop 3D models to visualize the project.
We present these concepts to the client for feedback. This collaborative approach allows us to refine our designs based on their input.
At the end of this phase, we may have generated schematic level floor plans, sections and elevations.
Design Development
After receiving feedback, we enter the design development phase. Here, we take the initial concepts and make necessary adjustments. This may involve altering layouts, selecting materials, or fine-tuning details.
We also consider practical aspects during this stage, such as:
-
Verifying dimensional requirements of equipment and products.
-
Product and material selection and availability
-
Selection of lighting.
Construction Documents
Once the design is refined and approved, we move on to finalizing the details. The architect coordinates with all relevant engineering consultants.
This phase includes creating comprehensive drawings and product information that will be used for obtaining builing permits and by the General Contractor for construction. Our team ensures that every aspect of the design is documented clearly.
We also prepare for the next steps, which may involve coordinating with the General Contractor.
Bidding and Negotiation, Construction Administration - Collaboration with Contractors
As your project moves toward the construction phase, the collaboration extends beyond our team and the client. Working closely with contractors is essential for bringing your design to life. We maintain open lines of communication throughout the construction process, addressing any questions or concerns that may arise.
Regular site visits allow us to monitor progress and ensure that the project aligns with our shared vision. If any challenges come up, we work together to find solutions that keep the project on track.
